RESIDENT RULES

PREFACE

The following rules for the residents of the Palisades community are intended to ensure the Common Good and compatibility of all concerned.

I. VEHICLES AND PARKING

A. Each residence on Palisades Court will be limited to two parking spaces in proximity of the residence.

Any superfluous vehicles must be parked in the large common area on Palisades Court or the parking bay in front of 4108 Simms Drive.

o Parking is permitted in the parking bay areas only.

o Double parking is prohibited.

o Residents must request guests to use the large common areas for parking.

o Parallel parking is not allowed.

B. No commercial vehicles of any type shall be permitted to remain overnight in the community, except those vehicles used for overall maintenance or improvement of Palisades Court, Simms Court, or Simms Drive.

C. No private boats, trailers, campers or unlicensed vehicles shall be permitted to remain in the community.

D. No extensive work, such as dismantling and repairing of motor vehicles, boats or machinery of any type shall be permitted outdoors on the property of a private dwelling or common area.

E. A maximum safe speed of 15 MPH or less should be observed within the community at all times.

II. CONDUCT

A. No offensive activity, which may become an annoyance to the residents of the Palisades community, shall be permitted on the property of a private dwelling or common area.

III. PROPERTY AND MAINTENANCE

A. Private property must be groomed to maintain a neat orderly appearance at all times. This includes lawn care, pruning of any shrubs or plants that overhang the sidewalk, painting, and general repairs.

o Dumping is STRICTLY PROHIBITED in any part of the neighborhood.

Residents are not permitted to dump leaves, yard waste, Christmas trees, or potted plants, etc. in the creek or wooded areas behind the common areas and townhouses.

B. Domestic pets are allowed as long as they are not being raised for a commercial purpose.

C. Dogs and large domestic animals should remain leashed and must be under control by the owner at all times.

o Animal owners are responsible for the removal of pet waste from private property and common areas.

D. No livestock, or poultry of any kind shall be kept or maintained on the property of a private dwelling or common area within the Palisades community.

E. All toys, bicycles, and other play equipment must be removed from the streets, parking spaces, common areas and front areas of private dwellings by dusk.

F. Trash and recycling bins must be stored out of public view at all times, except on days of collection. On these days, cans and bins should be removed from the main roadways by dusk.

G. No drying or airing of clothing, bedding or carpeting shall be permitted within public view from the main roadways.

H. Any major alterations (e.g., painting, changing the front door, etc.) to the outside of a private dwelling, including the permanent installation of playground equipment and fences, must be approved by the Board.

I. No residents, their children, guests, or pets, shall be permitted to mar or deface the natural or improved appearance of the common areas.

CONCLUSION

Any violations of the above rules should be reported to the Palisades Association Inc. Board of Directors. Suggestions for additions, deletions to these rules should be submitted in writing and are always welcome.
